
A slight cooling off in home sales in the Kamloops area last month, with 262 sales, down 20 per cent from June of last year.
Kamloops and District Real Estate Association President Wendy Runge says three quarters of all sales last month was in the $400,000 to $500,000 price range.
Runge she says despite the fewer sales, the average price of homes was fairly consistent with recent record levels.
“The median price was $496,000 compared to the month prior which was $497,000 and our average price last month was $425,000 and that was up 8.6 per cent from $391,000 last year,” she said. “You know we are not seeing a lot of change in pricing even though the market is cooling down and the sales are down.”
Year-to-date, she notes sales have dipped by 9 per cent% with 1,411 homes changing hands compared to 1,548 during the same period last year.
However, as result of the decline in sales, Runge says the number of listings rose slightly in June with 469 new listings, compared to 458 last year. there were 1,269 active listings at the end of June compared to 1,198 at the same time last year – an increase of 6 per cent.
“We’ve been used to as a seller things going very quickly, and we’ve noticed the showings slowing down and things are taking a little bit longer than they were,” added Runge. “I don’t think there’s any bad news really here yet.”
“As far as good news, you might have a few more days to get out there and see some property that you wanted to see, whereas a month or so ago, we were just racing to try and get into anything new that came on the market.”
Brocklehurst had the most sales last month with 26 followed by Aberdeen at 22, and then Sahali and South Kamloops with 20 sales each.
