
While it doesn’t show up in monthly stats, a Kamloops realtor says the fever of the local housing market is starting to normalize.
Chelsea Mann is the president of the Kamloops and District Real Estate Association. She says home sales were record high in May, but in most cases, there are now two-or-three offers on homes, instead of 10-or-15, like earlier in the spring.
“And not necessarily every single home going into multiple offers,” Mann says.
“(May) was the first time we’ve seen sales surpass 400 units in a single month. So to say things have slowed down, is more in terms of we are now seeing fewer, per se, multiple offers, on a given unit… It does seem that there’s been just a slight relaxation on the pace, or the fever, you could call it.”
The average home in Kamloops sold for $567,356 last month, and the average single-family home price was $670,640.
So far in 2021, up to May 31, the average home sale price in Kamloops was $559,000, which is a full $103,000 more than the first five months of 2020.
The number of home sales has also more than doubled in Kamloops and all sub-areas of the region, including Merritt, Barriere, Logan Lake and Chase.
