With Phase One of The Hive in downtown Kamloops all but occupied, developers are turning their attention to more development along Lansdowne Street, between 5th and 6th Avenues.
Speaking on NL Newsday, Invictus Properties Chief Operating Officer, Bryan Pilbeam, says they’re in the planning stages with the other project partners, A&T Project Developments Inc., and Musson Cattell Mackey Partnership.
“Phases two and three, and ultimately four. We have two more developable sites along Lansdowne beside the current Hive building and then the fourth is just sort of on the other corner of the block facing Victoria, so Sixth and Victoria [beside the Delta Hotel],” Pilbeam said.
“Each of those are still in play for us. Individually or combined lots depending on what we ultimately do with them.”
The initial plan in 2020 was to construct three new buildings with retail and office space, though NL News later reported a 10-storey residential tower was also being considered by developers.
Pilbeam says it will be up to the market to decide how the development will move forward.
“We’ve had a lot of interest based on the success of The Hive in more commercial space,” he said.
“Whether its a six-storey building again like this or perhaps several stories bigger than that even, all that is going to depend on what that interest looks like. The vision with The Hive was always to live, work, and play.”
He says the developers have already made progress on that vision.
“We’ve got the work place that has started now with the commercial tenants and the offices and we expect more of that,” he said. “The play, certainly is going to be in places like Stills Co., the distillery that is going to be there, and some other food and beverage options that are there, and more to come.”
“Then the live place is still on the table for us as well. We know that there is a lot of demand for residential in different ways throughout Kamloops and certainly downtown Kamloops.”
Pilbeam previously told NL News that the capital investment into the Hive was more than $30 million. Phase one of the project was the first new commercial-only building built in downtown Kamloops since 2007.
