Kamloops City Council have voted in favour of issuing a development permit for a six-storey 32-unit rental building on the North Shore.
Development Services Director Marvin Kwiatkowski says the building is set to rise at the intersection of Tranquille Road and Oak Road.
“The property currently contains a commercial real estate office and one residential unit,” Kwiatkowski told City Council on Tuesday. “The applicant is looking to remove the existing building and then construct a six-storey apartment style mixed-use building.”
“[There will be] 32 rental units and then that 95 square metres of commercial on the main floor. Looking at 28 studio units and four two-bedroom units for the residential component.”
That real estate office is owned by Brendan Shaw Real Estate, with Brendan Shaw listed as the applicant on the report that went before City Council.
“It is right adjacent to an existing bus stop which would have to be relocated approximately five metres to the north,” Kwiatkowski said. “Potentially one parking stall would be lost in that relocation of the bus stop.”
“[As for the building,] 28 parking stalls are required, 31 are actually provided, along with two accessible stalls. Then there are 16 long-term bike stalls and then four visitor bike stalls as well on the upper parking level.”
While its not clear when construction is set to begin, the project will be exempt from municipal property taxes for the next ten years as part of the City’s North Shore Revitalization Tax Exemption Bylaw passed last year.
