
The latest stats show the housing market in the Kamloops area took a sizeable downturn last month.
Figures from the Association of Interior Realtors shows that while sales across the Interior were down 1.2%, the Kamloops and District region saw its sales last month dip 13.8%.
“We really see two really busy seasons, and that’s the spring, where people want to get into houses,” said Quinn Pache with the Pache Latta Real Estate Group. “The spring market has a lot of craze. But then also in the fall, where people, they want to kids in a new school, or they want to be settled for Christmas.”
Of the 212 homes that sold in July, 133 of them were single family.
The median price for a single family home in the Kamloops area last month was $658,400, down 1.9%.
“Summers… it’s Kamloops. There’s a lot of beautiful lakes around. There’s a lot of things to do. A lot of people, they put their real estate needs on hold, and take advantage of that. Especially right now with the fires being slower,” suggested Pache.
He argues it’s currently both a seller’s and buyer’s market.
“If you’re motivated to sell, and you’ve priced your house aggressively, you’re house is going to sell, no question. But is it the market you can be competitive and price your house an extra $100,000, $150,000 over market value, no,” said Pache.
Last month saw 445 properties go on the market in the Kamloops area, putting the total at 1,423 listings as of the end of July.
That’s up nearly 33% compared to July of last year.
