A new apartment building — seemingly geared toward a younger crowd — should be getting the approvals needed in early 2025 to become reality in the Dufferin area of Kamloops.
Rezoning and development approvals have been given tentative approvals by Kamloops Council for the developer to begin work on a 3 story, 34 unit apartment building.
The location at 1705 Pacific Way is to the northwest of the Aberdeen Mall, with Hillside Drive dividing them.
It’s proposed location is also within walking distance of Mt. Dufferin and Kenna Cartwright Park.
Thompson Rivers University is also a short drive or a longer, two-kilometer walk to the north.

Within the assessment report to City Council, which still needs to give its pro-forma final approvals at the next meeting in mid-January, the developer has laid out a design which would suggest its geared toward students and/or young professionals.
Of the 34 suits to be developed, a dozen of them will be bachelor units.
Fourteen of them will be one-bedroom apartments, while the remaining 8 will be two-bedroom.
All will have their own patio space, along with other features which would appeal to a younger rental audience.
“There’s a covered main entrance. Articulation in the building’s face and roof line. Varied building materials and colors to provide a visually-interesting design that is compatible with other buildings in the area,” said Development Director Marvin Kwiatkowski while presenting the development to Council this week. “There’s all sorts of amenity rooms. A gym. Partially-covered area with outdoor benches as well.”
With a bus stop around 350 meters distance on Pacific Way from the site, Kwiatkowski’s report suggests the owner is not expecting a heavy demand for parking spaces.
“The site is located within the reduced residential parking areas. Only 26 stalls are required. The applicant is meeting that, with 26 to be constructed.”
Plans also include a secured, shared bike storage room within the building.
The development should also have some level of noise and security protections from the outside neighborhood, which includes a 10 home gated community neighboring the location to the south of the site, which was developed by the same owner — Brevik Holdings.
“Landscaping for the development includes various trees, shrubs, grasses, perennials, and groundcovers for visual interest,” noted the City in its assessment. “Continuous fencing and guardrails on top of retaining walls from the northwest corner of the site to near the southeast corner of the site will provide safety for residents.”
The tentative approval for the apartment building comes as a new Housing Needs assessment is lamenting a lack of purpose-built rental properties in Kamloops, suggesting if more of them aren’t developed, an even tighter squeeze on those just starting out or initially settling in Kamloops can be expected in the next 15 to 20 years.
