
The Kamloops and District Real Estate Association says home sales in September show a stability in pricing in the market.
The average home sale price last month was $408,996 – down from more than $422,000 a month earlier.
Meanwhile there were 54 home sales in Kamloops between $300,000 and $400,000, and 49 between $400,000 and $500,000.
“So overall we saw sales up just a smidge, although pricing down just a little tiny bit, but nothing to be alarmed about. Just these ebbs and flows that go over month-to-month,” KDREA president Wendy Runge says.
Runge points out nearly half of all home sales last month were in the $300,000 to $500,000 price range.
“That’s a good indication of a couple things. One, people getting into the market. But also, with new strict rules on lending, it really has changed what people can afford. So were seeing some of those lower pricing – what used to be middle of the range pricing – quite active. So townhouses and things like that in the three-to-four-hundred (thousand) range are still active and selling quite quickly.”
The median home price last month, meanwhile, was $475,000 – down from $510,000 in August.
